Although I’ve been investing in real estate, both directly and indirectly for 45+ years, I still get a “queasy” feeling when an investment does not perform as expected.My “aha” moment occurs when we reach the point when, despite the investment problems, we’re able to still show a good/substantial profit at the end of our holding period.  

This would be more of a multi-family buy and hold play. 

Points I can roll into the cost and don't mind a buy down if necessary.My primary concern is the bleed rate monthly for the build, Airbnb stabilization and the year after while we season it and prep for final financing for long term hold.

As a US citizen I have an SSN, file taxes every year on my foreign employment income, hold US-domiciled assets (stocks, IRA, 401k), and I have a ~15 year credit history with a decently high score.

With a positive mindset and a commitment to our visions, 2025 holds the promise of becoming a transformative year for us all.

On the plus side now I will have a recorded Certificate of Occupancy with the city, as this property will be a long term hold for me most likely.

We have been primarily buy and hold and wanted a secondary source of capital to fund our buy and holds.
