If I’m looking for a quote on gold, all things being equal, I’m looking for the lowest or highest price (depending if I’m buying or selling) since gold is a commodity.  

Ask the foreclosure bank what is the status of the property and what is the status of anything due prior owners.Go see the property or ask someone to look at it.  

Sounds like some of the folks on here are under playing the true status of the SWFL market...

Pismo is very pricey but guests expect that and you should be able to charge accordingly.

@Holly PetersonWe see many lending in a junior position and not checking on status of the first and then the first goes into default and accrues very high interest that eventually wipes them out.Always make sure you understand full picture

Instead of just accepting pay stubs or income statements, contact the employer directly to verify employment status and income.4.

Main things we are looking for are:1) Are residents keeping property in decent shape2) Any leaks or issues that could lead to substantial damage3) Any capital repair concerns (mostly foundation) that we might need to address4) Long term guests who aren't on the lease, pets who they're not supposed to have, etc.We also change the furnace filters (because we don't trust them to do that), clean off the AC units and are considering cleaning the gutters for an added fee if tenants request it.
