Plus the 4 months to foreclose in CA means the soonest you could recover your collateral, the collateral with a big fat (most likely foreclosing) senior lien, is 8 months.

The property is among 20 plus other 4 plex buildings, kind of like a town house community.The problem is that the price is high and there is a really fat HOA fee for the building that I can't get out of, making the numbers tight. 

If they had a fat car pmt and tons of credit cards with balances I might be inclined to say no but if just the opposite low dti I would say yes.

If this LLC will be wholly owned by yourself I would go that route, and get a fat umbrella policy either way.

I would never want that to happen at any of my properties, and the clearest way to prevent that is to NEVER have a pool.If you think that this house is your future personal residence, then you should move there now and forget about ever renting it, just my opinion.I have filled in in-ground pools and dismantled above ground pools, its a hard and fats rule no pools at rental properties.
