I don't invest in multi-family properties myself but one of the Bigger Pockets frequent contributors on these threads is Brian Burke, who quite literally wrote the book on this, I am buying a copy myself, but please read, i think an ebook available too, I do passive investing only in multi-tenant triple net retail but have spent hundreds of hours doing my own due diligence.

No pool needed.As a frequent mountains traveler I will not consider a unit with no view and no hot tub.I am not experienced in Charleston, but from what I know these would be extras and probably not essential for renting.

What you get when you let a tenant paint is roller-marks of the wall color on the ceiling, drips and runs, patchy covering, spilled paint, silly accent walls/ too many colors, uneven lines on edges and in corners, splatters, blistering, bubbling, peeling, the wrong sheen, visible brush marks and roller strokes, trim painted the same color as the walls, electrical outlets and switches and even light fixtures, vents, cold air returns, fart fans etc. all painted when they shouldn’t be, not enough coats where paint actually should be, and terrible color choices (almost always too dark or too weird).

I also see this frequently around Tarrant County...like mostly Tarrant and Parker where there is a oil/gas lease in place.

My assumption is $0 rent those months other than a holiday week like Thanksgiving Christmas and Easter, where the projections are showing thousands per month.As a frequent traveler to the area, I cannot imagine much rent revenue in Jan, Feb, March, April, Nov, Dec.

Now this property doesn't have enough equity left to pull out more money through a cash out refinance to purchase another multifamily so I'm going to have to sell to access all of the equity left to purchase a 2-4 unit.Again, I'm not a fan of selling unless that is the only possible way to access enough equity for the next purchase and the next purchase should be bigger/better otherwise no point in selling for the sake of doing so to buy another similar property/location.
