As Charlie said, your sales agreement needed to be changed to state repairs would be done by a set date and either closing would be delayed by up to 1 week (because you don't want it going on) or $XXXX left in a trust by your lawyer to cover the repairs and you'd give a copy of the bill when you returned any unused money...and the amount in the trust should have been double the repair estimate.
