But the skeptic in me says this is almost the first time (that I can recall) a liberal state and cities (LA, SF etc) would revert to a conservative economic approach (supply side economics) to fix a problem vs a rent control or government controlled type solution.If this is the case and they really ARE allowing an increase in supply to help drive down over all cost vs attempting to impose government oversight I would sell everything and leave SoCal.

@Cullen EckertYour legal reference while being a nice try is really invalid because the court overturned it because governing docs did not include it whereas if it is a deed restriction that is completely different from that caseIt doesn’t mean you will win or lose but be prepared for a hefty legal fight that could cost you tens of thousands to defend and the HOA going to make your life.

So far she's great, getting a new job, very on point with the communication and she also has government support that guarantees to pay her rent for 6 months, the payment is well enough to cover her rent.

Adding to @Bruce Woodruff: I found this on the Illinois Government website: "If your change decreases the tax due to Illinois and you want a refund, you must file an amended return (claim for overpayment) within three years after the extended due date, three years after the date your original return was filed, or one year after the date your Illinois tax was paid, whichever is latest."

DSCR REFI qoute loan amount: 112,000rate: 8.99points fees and cost: 11,576cash out value: 16,424Bridge loan. 84,000 interest only 12 months at 11.99% property will rent for 2000 at a 1.76 DSCR score. thank youThe low loan amount is driving some of the cost and limits the lenders that will take it, but we just closed a similar loan (94K) and the total fees were:3 points or $2,820 to US Commercial-no additional fees like processing etc... came to us.Lender's underwriting fee $1,395Lender also charged interest reserves for $2,820Appraisal to a third party $550Credit report to a third party $45Hazard insurance for $1,733Escrow for taxes and insurance (just 3 months were required) $687.98Title charges equaled $2,702.75 which included a the government recording charges and a mobile notaryAll of those total up to $12,753.73.
