What's the rate and balance on the auto loan, and how much longer? 

Automatizing payments, getting people to sign up for auto-pay would make both mine and the tenants life easier. 

Recording & auto-sending the conference call as follow-up is a great idea that I’ll be sure to implement moving forward.

We set it in our calendar to auto block 1 day prep time on the front and back end of each reservation.

I planned on just paying the loan (auto loan, 2.99) as normal and investing in a property next year when I get a stable w2 job.

For the rare tenant who still complains, if we think it is a good, long-term tenant with a clean house so likely the neighbors causing the issue, we'll just hire a service and set up auto-pay quarterly as long as tenant agrees to schedule quarterly treatments without missing them. 

I can’t take umbrella for my rental property since my auto and home are in Chicago.
