I'll be able to rent this for $3000 a month or make a 40% return on a flip (without using leverage,) You just can't get deals like that in more efficient markets like US, Australia and Canada.

This style of setup is popular in Australia but I think it has more to do with the differences in the banking system and I think the banks provide the basis for setting them up there.
