Still today, most every competitor of ours has blatantly or partially launched their services based on Carrot... but Carrot still crushes the competition in most every measureable performance indicator... because of my intentional focus to just outserve our clients.

They are very thorough and competitive on price.  

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

There are plenty of property package carriers that are just as competitive and can be purchased through an IA.

I live and invest in a classic "cash flow markets" (which has seen 8 years of steady appreciation and is hyper competitive and has very little inventory), and I would not feel comfortable to promise you quick and easy cash flow, certainly not within the time limitations of a 1031. 

Do you want to gain a competitive edge and secure better terms?

And that makes it hard to make a competitive offer.

In my mind, the competition would be to fill the open units.

We do properties 75k plus in value, but, it’s a niche market with little competition at those loan sizes.  

The competition is really tough right now.
