(also realistically assess your units in light of the market)...2) at your scale (and mine) the vacancies are what can get you ( and the turn around labor and costs) more so than being a few dollars under market... so weigh that as mentioned above...3) I also love the raise at move-out, if of course it is warranted by the market.4) renewals are ideal times, too.

There is nothing wrong with that and certain deal structures and strategies warrant it (you just have to model it each way and see how the numbers look).

Since we now have Provincial sub-forums on BP, I am going to suggest we collapse them as follows:- Atlantic Canada - Québec- Ontario- Prairies & the North- British Columbia My argument for the collapse is there are not enough active BP members in the Maritime/Atlantic Provinces, Prairies and, certainly not, the Territories to warrant individual provincial/territorial forums.

That's probably more so for the financing end if you're not doing this all cash, but it's also good to do to see what you're upside actually is and also if the $3.5MM is warranted at this time.Don't know if you need help or possibly financing, but please don't hesitate if you have questions.

THe difference between a QCD and a Warranty Deed is that with a Warranty Deed, the Grantor is warranting that they do have free and clear title other than any exceptions noted in the deed.You can go down to the court house where all the land records are held for your area and search the property for liens - generally the staff there can help you with that.
