Usually you need to have some experience before getting funding, however it will vary largely on the size of the rehab.

If you don't have an appraisal and cannot rely on the county website then speaking with an appraiser sounds like your best option to get an accurate valuation.

However, it may change.I live in Santa Fe, NM, and it's very difficult to get a permit here.Your mileage may vary. 

DO NOT rely on AirDNA and similar sites that just use an algorithm to analyze numbers.

Property management companies vary greatly (even within the same market) on their qualifying criteria.

This will vary property by property and area by area, but in area not only do you have all the city/county level planning: access, traffic counts, density requirements, unit counts for school districts, sewer capacity, etc, but you also have neighborhood councils which will have additional level of say in final design, scale, unit counts, uses, etc.  

The investments will vary drastically in price based on the neighborhood your looking in & will translate to the quality of tenant. 

This is very similar to my schedule (some of the bulleted content you have may vary or be included with other messages) but since I've also starting using Airbnb recently as a guest ( a lot ) it is interesting to see what hosts do and this does feel like a lot (hence the contradiction).
