well in most debt instruments non payment of tax's is an event of default. check your docs and see if that is the case if it is then see what you have to do to foreclose on a land contract.. each state is different.

@Jamie Adames for most of this I would probably defer to a title company in case there are any laws in your state that I am not familiar with but in general you would need 2 items:Note - the agreement you would have between the two parties outlying the terms of the loanFiling Instrument - In Texas, it's the Deed of Trust, but this might be different in Massachusetts.
