I would do the kitchen and baths and a fresh coat of paint does wonders.

My goal is to freshly start over financially which should help give me some leverage for future investments (Not to mention saving the 6.8% interest on the student loans).

Thelonious JonesWhile I do not recall any real fears about becoming a landlord, there are things about which you become more relaxed (or desensitized) as time goes on.In the beginning, I use to get too irritated by messy/dirty/careless tenants, particularly in freshly rehabbed units.

You can remedy that with a fresh loan modification that includes, among other clauses, language that reaffirms the debt.

So i devoted the next 3 months to reading, and uncovering knowledge as if my life depended on it, and it sort of did.
