As to the loan type, I'd listen to your lawyer, but if you buy in one name and transfer to an LLC, I've heard others say that this can trigger the due-on-sale clause. 

Try to reach to an agrement with tenant (vacate in 3 days or 5 days and not more than that) and if she dont leave, it immediately trigger a writ of possession and you can go to mashals for eviction.

I have 4 whole life policies where i put as much cash into them as I can without triggering a MEC and then take policy loans for investment opportunities (rental properties).

Dan Deppen I wouldn’t even bother listing a note on FCI because there are a lot of people who scour FCI and will never pull the trigger.

Many "investors" can never get to pulling the trigger on the first deal.

I knew I wanted to start and was constantly analyzing deals, trying to find value in everything I could but didn't pull the trigger for over a year. 

So make sure you know enough that doesn't happen.Don't get an itchy trigger finger and jump before your ready.

I understand the need for patience and future opportunities as I've learned through the stock market however we've come across a few great deals that would have cash flowed nicely but I was hesitant to pull the trigger on due to the hot market we live in and where I think it's headed.

She may have felt violated and backed into a corner about this in her kind ..who knows maybe as a kid she had somebody violate her trust in her bedroom or some weird life experience that triggered a past hurt and made her do something she wouldnt ordinarily do .
