The other reason I wanted to focus on wholesaling first, is I feel it would be a good way to learn how to find deals which translates over to other investment strategies I may want to pursue as I grow.When the pandemic started I kind of let up a bit but am back on track.

If one investor decides he is very confident / bullish enough about the market he may bid up and offer 25x for NOI which translates to 4% cap rate.

That translates to around $1M.

So by being patient and sticking it out we got a 15% rental increase translating to $1800 more annual cash flow and no vacancy.
