QBO isn’t made for REI out of the box, however, it is an amazing tool and really has amazing reporting when set up correctly.  

Leased land is being sold far below building cost.  

A very similar house down the street sold for $455k in August.

I have seen what Hemlane offers and it seems like a great tool to use but like to know if better options are out there.

Running detailed cash flow projections, factoring in their management fees and expected rent increases (you can use some of the great BiggerPockets Pro tools like the calculators to do this!)

I saw a few higher comps that may lead some to push the arv: 956 N Chester - Sold for $182.5k ($133/sqft), 607 N Chester - Sold for $165k ($130/sqft)(2 baths though), and 520 N Bradley - Sold for $170k ($113/sqft)(also 2 baths).
