CoC about 9% w/leveraged ROI in mid to high teens.

Cash on cash yield targets up to 10% w/all in high teens to 20% IRRs over the hold period still quite doable with the most experienced operators in the right market w/the right deal.

My concern would be my fathers health, recent knee replacement compounded by obesity makes him slow getting around.

We are seeing annual returns in the mid-teens every year.

The deals I usually go for are at least in the teens.

My latest investments have been passive rather than active...in MHP and SS.  8-10% preferred returns, IRR in the high teens+, top tier operators in the country, 20+ year track records, recession resistant asset classes. 

Normally when I see vacancy rates in the teens in midwest cities this indicates the wheels have fallen off for the overall hood generally speaking.

We are able to see mid-teen ROI's with the properties we buy and we are able to that every year!
