I agree with what Rick stated but believe he intended this for a single ADU in a single family zoned area.  

Additionally, they've avoided 40-50 hard credit inquiries populating on their credit as a result of the soft credit inquiry that we utilize for DSCR loans.If DSCR loans are a new thing to you, I would recommend checking out some articles here on Bigger Pockets or giving me a call to learn more.

Have you checked to see what others are doing in the immediate area on VRBO and AirBNB?

If the land is included with the mobile home, there are DSCR lenders that will be willing to lend up to 70% LTV as long as it is not a rural area. 

Also look outside the area .

Hey @Nicholas McCormick have you taken the time to search AirBNB and VRBO and see what is running in the area?

Exposed wire are a safety hazard and if they where missed by inspection  you may be able to complain as well.

I see google maps and bing maps both do not show any development in this area yet in satellite view.  

The comps in the area are 250kish.
