However, there are steps that can be taken to reduce the possibility of that veil being pierced.Yes, it is true that case law shows that a multimember entity has stronger protection than a single member.Yes, corporate formalities must be followed, this is a given, if formalities are not followed then the veil is very weak.etc etc There are books written about all the steps, tricks and tips that should be followed.

The house is outdated and currently has laminate so were tearing that out and we looking at either doing Oak or Pine flooring.My General Contractor mentioned cutting costs on the project since we are doing all 3 units with hardwood and using Pine instead of Oak and then sealing it to make it stronger for long term durability.Has anyone here gone with Pine versus Oak for flooring and had good long term stability with tenants wear and tear?

From what I've seen, there is sort of a year round market - I think stronger in summer but still some winter potential.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so CA residents are covered, and to try to have your contracts fall under the purview of CA courts.

In the case of some liens, their claim to the title becomes stronger than yours in the foreclosure process so you might lose everything.But the biggest reason buyer agents steer clients away from foreclosures is that foreclosures don't offer any buyer agent commission.
