I am anticipating longer hold times and a general slowing of transactions as long as we are in a debt tightening cycle.

There may/will be appraisal, registration, legal fees associated with this activity as well.I'm not seeing the problem with the approach - w/ or w/o the slick acronym - but you might want to tighten up on your numbers and incorporate all of the periphery costs in your deal analysis.

Depending on where you're living, you're probably aware of increased tightening of STR/Airbnb.

I mentioned this topic because of the trouble that I am seeing newbies get into in this tightening market. 

I have religiously used the older system and tightened up my estimates thanks to the capabilities that it offered along with knowledge of my market.  

These decisions can strain even the strongest relationships, but if you establish a good set of rules before getting into it you can effectively remove much of the opportunity for conflict.

Sounds like a HOA needs to tighten its belt .  

Portland has some very tough landlord tenant laws that are being tightened, so the longer you wait, the more challenges you'll likely face.
