I think you will find that a "real estate lawyer" can span several different areas of law and sometimes a lawyer who does litigation does not also do transactional law. 

3) If you don't improve it right away, will you earn enough money over the span of the two years to be able to improve it and be able to increase the value sufficiently to be able to pull money out?

Only one rehab that spanned the holidays AND I was working another rehab has taken more then 4 weeks and I show during rehab and move a nice family in, 2 incomes, kids and a dog. 

Your original invested capital is returned to you in 25% increments over a 4 - 5 year span, while you continue to cashflow and remain in the deal until the property is sold in year 5, 6, 7 or 8.

Placing a single post can reduce the beam span by one half and add tremendous strength.
