@Raji Ahmed There is also on the west coast ( specifically California) what is called an "all inclusive deed of trust" its a wrap document that is in the form of a DT and spells out the senior lien right in the document..

Someone told me that I should send a none binding letter of intent to the seller that spells out the terms(ie I have no money, but want to assign your property to an end buyer, etc., etc.) before getting it under contract.
