Antioch is a solid area to focus on for a very diverse range of deals. 

Shifting to Northwest Indiana sounds like a great move, and your BRRRR strategy is a solid approach for scaling.

My plan is to buy and hold.I have read on other posts about this problem and some are able to use things like hydrojet or root killer flush with copper sulfate to hold off needing any repairs.

DSCR loans are great options when the borrower has good credit and the deal is really solid.

My first attempts to get a loan ended in some pretty humbling experiences (getting laughed out of a couple of banks due to zero credit history).Fast forward to today, and after building up some credit, a stronger W-2, and a solid professional background, I’m finally back in West Palm Beach, Florida, looking to make my first deal happen.

Think you’re getting a solid deal if those are your terms. 

OOS would work if you have a solid contact in that area though but yea dealing with strangers is going to end up in hassles unless you get insanely lucky! 

Make sure you’re checking in on your tenants, getting them to document any damage, and having solid insurance coverage.
