It seems you do not have a team, ( this will not end well) NO your realtor is not part of your team.  

We travel there when we can and bust out projects but winter is coming and reliable teams are hard to come by (not to mention the financial concern).

Show you are showing homes, working with clients, looking at neighborhoods.If there is a strong team at your brokerage, that is a great way to spend a year.

I am always looking to expand my team and make more money while doing so.

dont know Cleveland but do know Toledo  and we are finding the same kind of numbers there depends on the area  renovations and property management  If you have a good team on the ground Ohio is a great place to invest

When you’re new to a market, I highly advise starting small to get a feel for it while you build your trusted team.

This year alone our team corrected at least a dozen new client returns which were incorrectly treated in the PY.

If you’re looking to invest long distance, I definitely recommend building your core-4 team.

There is a relationship team sourcing deals, then due diligence teams to perform DD, and ultimately investment committee meetings and sign off.
