I ultimately pulled the plug on this deal due to this because I am not confident, nor do I believe there is a way, to accurately forecast and budget for your year 2 and beyond insurance premium renewals in this volitile insurance climate. 

now, if you've boosted the ARV of the house via the rehab to 200K, you can do a cash out refinance, and put a long term mortgage on the property that is paid monthly.you will get "cash out" (minus closing costs) at closing.

I do find it bit hard to wrap my brain around the numbers, but overall a really great product.

There are may other ways to do it but the point being, you are not only buying a primary residence for you to live, but it also is an investment because it is bringing in money for you every month.
