It is very low pitched, so it shouldn't be too expensive to replace with TPO or Spray Foam Roofing, like the commercial buildings.

Even with the inspections it amazed me how many properties I have looked at that seemed to be made entirely out of spray foam & duct tape.

You can try some sheep's wool in the insulation or spray foam, mice hate sheep's wool.

If you're just trying to eliminate ponding and/or insulate the roof better, then you should consider a pitched foam type roof system.

Would they be happy if you shaved off 10K in equity if they knew that?

Underlayment is foam-like pad that installs under the flooring to dampen noise and different thicknesses of LVP for the flooring can provide extra sound insultation.

Even worse if the market decides to shave off value from your property.This strategy is possible though, I know people who do it!

Dense  packing exterior walls in older homes or   adding spray foam to a rim joist and 6 mil poly in a crawl space.

Check all door frames & Windows for equal operation, and if doors have been shaved down to close properly.Generally speaking, there will be opposing cracks in foundations, where the entire structure has 'torqued'.
