It's shaving off a solid chunk - 100k (20% down) off a 500k condo in a city like Irvine.

We did the garlic festival there and the Garlic Ice Cream was AMAZING). 

There is nothing like showing up at someone's house for ice cream only to find out you have to clean the kitchen first lol.

The properties they own that do produce significantly greater profits after allowing these additional income deducts are truly the cream of the crop and worth paying extra for. 

Civic would shave 10% off of the gross rent when calculating the DSCR and use PITIA, even though they were IO loans, so it had its downfalls too (I'm very well versed with Civic loans, I have completed 150 or so as a broker).

To my knowledge Many lenders won't lend on a condo if a certain % of apartments s have the same owner.

I think of a brokerage as ice cream.
