I am sure that Scott is aware that he should do lots of research before buying an MTR, but if a part of that research can't be posting a potential deal to the forums and getting community input/guidance on how to think about it, what is the BP forum even for?

I also suggest you be leery of following well intended guidance from those unfamiliar with the rules of your jurisdiction/state (and why I address statewide rent control ordinance but state I do not know if your jurisdiction has more extreme rules).  

Urban areas like Austin and Dallas are appealing for growth potential and job markets, but the suburbs and smaller towns offer more unique opportunities (lower entry costs and a steady flow of families and retirees seeking affordability and space).

I know that the likelihood of a confrontational tenant seeking us out is low, though this doesn’t mean that I or others should not look for as many avenues as possible to avoid such problems if that is our preference.

Our market is extremely competitive for rentals and homes for sale  so I will be putting an ad on Marketplace, seeking an investor to purchase a property and lease to them, as they can pay up to 2500 for a 4 bedroom, and more for higher number of rooms. win/win.
