@Michael Zack Here are the applicable lead paint laws in MA: http://www.mass.gov/eohhs/docs/dph/environmental/l...Bottom line: You cannot refuse to rent to a family with a child under 6 years of age - even though your property has not been de-leaded.  

Normally when I have a tenant that I choose not to charge (trying to avoid drama, not enough to worry with, unsure of true cost, choosing not to replace right away), I normally list those out at the bottom in the comments section so that they and any lawyers or judges who get involved later know that leniency was granted.  

The one before that was longer, started in 1987, and hit rock bottom in 1992-1993, with pages of foreclosure auctions in the newspapers.

The bottom line is that I pseudo-ignore the asking price.

Bottom line - budget for a potential loss of X amount (whatever you're comfortable with) and just make a move.

I live in the Medical Centre area and had the water touching the bottom of my door.

We have them gutted with insulation back in, we just pulled the tape and took off the bottom sheet.  

Not bottom line, not luxury.

I top unit just extended their lease for 6 months, the bottom unit needs a new lease and is currently month to month.
