I recommend doing lots of research and watching videos etc.

I watch Brandon Mulrenin for his cold calling content, just for knowledge, however when I obtain my license I anticipate using a different approach to his when it comes to personality and tone. 

They watch the values drop and the crime element move in.

In my research, im finding the watch out is that if we do a quick claim deed, the note could be called due in full.

That lines up with some properties I've been watching in the $400k range that had to cut $40k or more off list to get under contract. 

Watch how the Realtor markets the property and what they say.

Watch how fast they accommodate you.

Also watch for access and parking.

Take your time, buy nice brushes and go for a 14 inch roller and this is fairly easy to do.
