I am not sure if the question was addressed at me but I do not use rent role as my determination of success.  

Once you are familiar with strategies and scenarios, look at the different roles there are in the process (property mgmt., accounting, maintenance, construction/rehab, etc) and decide which role(s) you want to take on and which you will hire out.After that it may should become more clear the kind of opportunity you should be looking for.
