Buy-and-hold rentals, house hacking, or maybe something else?

Investment Info:Single-family residence buy & hold investment.

The vast majority of "regular" or traditional (Conv/Govt) mortgages are originated by specialty lenders and brokers and are sold in the secondary market to provide yield on bank balance sheets (think Chase or BoA) or to be securitized into MBS.

You would want to know if anything was ever built on the land (maybe a house burned down) because if there was a house then you would have potentially buried septic or oil.Buying and holding a lot for the future with topographical issues is only worth it if the price is negligible IMO.

We invest for long term buy and hold in good areas B+Due to extreme highly demanding W2 jobs we are looking for credible FULLY vertically integrated turnkey companies to partner with.

But, since I've been in a holding pattern waiting on the Florida builds, I haven't seen a clear path forward to purchase another house while waiting for the builds to finish.That really doesn't answer the question of why you decided that your "plan" was to buy one property per year. 

So you must cover that 10%, holding costs, and have reserves for overruns. 

Everything has been cash so far but I have contacted several local banks and all of them have said about 1-2%+ above regular mortgage rates, 3-5y ARM with 15-25y term, and 20-30% down.

The faux wood home depot ones hold up better than the cheap plastic ones.
