That's a big life change and a lot of inconvenience (if they're like my parents, they have a LOT of junk by this age) just to play the tax game.Your parents should be at a stage in life where they are enjoying their wealth, not jumping through hoops to manage it.

I interviewed with 4 brokerages and realized that in addition to the MLS, NVAR, Sentrilock, and similar necessary fees to play the game, most of them charged other fees such as "desk" fee, E&O insurance, admin fees, technology fees, etc. that I didn't necessarily understand.

There goes 2 years of cash flow.Or worse, your roof starts leaking and the other owners don't want to deal with a special assessment so they vote for a cheap repair job which doesn't quite solve the problem.You put a tenant in and find your neighbor, an owner, likes to play the drums at 2 AM or maybe is a hoarder and has a roach infestation.
