My mortgage increased earlier this year as my home owners insurance went up due to the company closing and my escrow didn’t have enough to make up the difference so I’m kind of pay check to pay check right now.

I read about a 1091 exchange and if i reinvest my money into another property within 6 months then ill avoid paying the taxes on it. is this a good plan, if not do you have any other suggestions.  

I find that I am doing just as much work using Pricelabs than I was pricing it myself, so why pay more.  

It is not uncommon - main reason we see right now is over inflated original ARVs and now borrowers cannot sell and pay off the lender. 

Meaning that if you fund a $5K EMD and then decide not to close you lose the EMD, or you pay for an inspection up front and risk missing out on the deal while you're waiting for the report.

Rates are high, usually in the high 8s or low 9s, and you may pay 2-4 points on the loan. 

This leaves you with having to pay tax on the FFE allocation anyway. 

Bad- if your income tax is lower over there you still have to pay up to the US rate.  

Pay Down the Loan Faster:I’m considering applying $40,000 annually to the loan principal.

Its a small investment to try both as one deal pays for them for a good amount of time
