And the automated tours only work with a HUGE lumpsum upfront for multiple doors for all of the equipment.   

I just add the spreadsheet we use as a sample to see if this makes sense....Would love to hear your opinions on how much money are we making for everyone else, before we make 20kI would search out for another deal, reduce the rehab (get multiple quotes) or for example I am doing a flip right now we took out redoing all the windows which saves us about 8K...

In the 2 months since, they've warned the ex-tenants multiple times over email that they'll be sent to collection if they don't pay, and they haven't.

If you see multiple posts a day, it's definitely worth speaking up about like @Nathan Gesner mentioned.At the end of the day, these "trolls, the cut and pasters, and AI posters" don't win in the long term....All sites or groups that grow experience the same issues with moderation (see Facebook groups), but VAs can't moderate because they are doing a letter of the law thing and not reading these garbage posts for what they are - spam, AI, number puffing, and cut and pasting, self-promo.

I always like to have multiple exit strategies.

Keeping it as one big space may set it apart from standard storage units, but you could also test demand with dividers for varied price points.
