If you're doing creative transactions as @Linda Weygant mentioned then yes a consultation with a tax expert would be merited.  

With Merit or meritless, lots of sued get file that go nowhere.Forget percentages.

I can see the merit of Jon's suggestion to not sign a lease until move in, but both tenant's and I would like to sign a lease as early as possible.

I havent followed the other threads that have argued the merits of either strategy, but heres my reason for my choice.

Once again this is taking shots and has nothing to do with the merits of the argument. 

Anyone saying you'll loose money has no business being on BP, that's such a incorrect statement that it does not even merit a response. 

Remember, real estate investment involves risks, such as reliance on tenant payments (like you mentioned) and potential, unexpected, property maintenance/repair issues.In conclusion, both strategies have their merits.

If the eviction is objected, it will take longer based on the response and its merit.
