My 2 cents would be to wait as laws/procedures/MLS, etc. varies state to state.

The attorney/bank weren’t really part of the Procedure.....it’s the sheriff’s office.

Beyond the Raiders and other sport teams you have the UNLV Medical School with it's first class this semester and construction of the 220,000 sf building to start soon (which will revitalize the old neighborhood where it's located). 

you taking o new clients , and what is your procedure to take over a home that has existing tenant in it ? 

. - it’s wood Construction and the current owners seem to have had issues with termites, as they’ve fumigated, which includes tenting and removing tenants - expensive procedure that could significantly impact cash flow.The agent I worked with to get this info is excellent and has worked with investors before - pm me if you want her contact.Good luck!

I worked several side jobs to supplement my writing income, paid my half of our college-age children’s tuition and medical expenses, bought a Yaris, and lived frugally.

My wife and I are both  medical professionals  and we make a decent income but we would really like  to get into real estate investing within the next couple years,  primarily  buy and hold multi family properties.
