A couple years later, repairs, vacancy and turnover costs and you've actually lost money every month and you've decided to sell and buy in a more desirable area, but the property hasn't appreaciated, you have to fix it up to sell and incur transactional costs and you lose even more money. 

I have built and sold 3 others and fixed flipped 1.

The interface is easy to work with, but they do require higher FICO scores for fix and flip products. 

The assignment fees then enabled me to roll into other strategies, buy and hold, fix and flip.  

However, here are a few options:Private Lenders or Hard Money Loans: These don’t require traditional documentation like a W2 and are often used for fix-and-flip projects.

I would hate to be forced to fix an expensive POS item right away. 

I don't think you need gas turned on to fix up a unit though.

The idea was that the buyer we were financing to would fix the properties up BEFORE moving in.

If i can invest it and make a significant better return after tax than paying it down I would do that but in this instance you will never be able to achieve returns that match credit card debt.
