A HELOC should be explored in addition to a cashout, lots of variables here as to what the best route is.I wouldn't put much weight into the neighbors, this is common and as investors we build thicker skin as we go forward via pesky neighbors and tenants. =)I would recommend your plan involve you not paying MI on your new purchase, so coming in with 20% down + would be my advice.

They are cut completely through to allow the floor to rise when the previous owners attempted to level the house (& I assume were unable to do so due to the weight of the home).

I would think i'll be able to qualify for a cash out refinance , but I think going forward if what she said holds true, If i get to 3+ properties my job income alone will not support a loan via the 40% rule...What i'm hoping is that some lenders will give weight to the lease agreements..

It has Been 2 weeks since I talked to a Lender at a local Bank , and checked in with him yesterday , and he told me that the HELOC has not yet been decided upon Just curious if this is the average weight time, to hear a yes or no , on whether you're approved for a HELOC ?

Not 100% sure about Vantage and the others - pretty sure they do the same or similar.Be aware, however, that some lenders put more weight on the credit report content than on any score alone.

That will tell you that the performance is not dependent on a couple of people making short term gains, but a stable performance pattern that is likely to persist.Also, if schools are a high weight in your decision making, I would also suggest looking at things like crime rate, average income in the areas, ethnic concentration, and other factors that generally effect kids at school more than adults at home.
