They can get you pointed in the right direction as far as business licensing, insurance, drug testing, rules and regulations, etc.

And don’t rule out 401k loans for up to 50k.

But of course these companies get paid more to remove and replace more so they demo as much as they can and increase their costs as much as they can justify.

@Neal Daftary there are some great comments here and I would have to agree with @Gregory Schwartz the best rule of thumb is to keep it simple and tailor it to your investment strategy.

The minimum time that lenders like to see you living in a primary residence is at least 12 months (although there are exceptions to this rule on the grounds of “life altering events”).

This does happen a lot in my area and if the person is licensed and follows the rules of everything on the transaction, you should be good to go!  

Make sure your lease stipulates its a "shared property" and list all the rules to make sure they toe the line, garbage, one vehicle(where parked), noise, no personal items in yard, everything you can think of or choose/whatever.
