I don't collect late fees, can't be bothered with them, and I've never had a full eviction.For some strange reason that I've yet to fathom, any of our tenants who have had problems talk to us first about being late and ask to stage rent over a month, which they all follow through.In the past, we've found that if a tenant is avoiding you, then late fees or not, they are moving on fairly soon.I'm not going to the be the bar steward on the phone when a tenant says "I've had a really bad month, <insert reason>" and for me to reply "hey, let me make it worse and profit off your misery".
