I would hire a property management company, but make sure you do your DD on the property management company

The hired leak detection company states there is no leak, the roof has been replaced as a result, and the crawl space has also been encapsulated.

Once they hire property management, they are completely hands off.

When I hired the PM in April, we did a small redesign including light painting, replacing light fixtures, adding a few amenities and other small touches that I also included in this cost.

I've been kicking around the idea of hiring a VA to make calls for my PMC to generate leads.

They hired relatively inexperienced finance people to handle what they did NOT understand was the most important part of their business.  

To their credit they're being pretty transparent about how this went down and they say they've hired a lawyer to take action against the inspection company they hired.  

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.
