The Real Estate Guys do a great newsletter with lots of high-level information about the economy and how it impacts real estate.  

Since it was over 12 months with my HML, I ended up taking the property under my name with a 30-year conventional loan.

I would highly recommend moving your tenants to a PM software where you can screen tenants, collect rent, etc. 

I see two high end homes for rent, 50k, 70k, 210k per month..

Some of them have less than 1 DSCR (not foreclosed yet) and one of my smaller syndication could end up in foreclosure.

To simplify the scenario I'm envisioning let me put it this way: what does a BRRRR look like when one of the parties contributing to the down payment and rehab costs ultimately ends up being the renter as well?

Urban living is a jungle and if I only heard footsteps, I would suspect the world had come to an end.  

Ask yourself: do I really have the knowledge of real estate principles, real estate law and real estate finance; the network of contacts; the experience both in business in general and real estate in particular; the time available; and the analytical ability to compete against FULL TIME EXPERIENCED PROFESSIONALS to be successful in a field where the failure rate is so astronomically high?

We were told explicitly that they don't want have time to do more showings bc they think a tenant is comitting, and that tenant fell through in the end.
