I should point out that Michigan has had an excessively wet year with a lot of snow over the winter, frozen ground late into the spring, and a healthy amount of rain the last few months.My property manager is telling me the flooding is a significant problem, and that I should take action.

During the Great Recession, many found that their HELOCs had their lines frozen, meaning folks had to pay it back according to the original agreement, but couldn't draw upon it any more (relevant to the "I have a HELOC and will wait for the supposed downturn that is allegedly always right around the corner to purchase!"

Using a pipe should make it less likely to freeze if it already has water in it, so I'm wondering if it was going to freeze anyway.Either way, at $200 to repair a frozen pipe, I think it's time to find a new plumber.
