Two things:  1) You must find a real estate deal that fits your needs, so expect to have some due diligence here. 

I know long time right but I would go to real estate events, REIA meetings so on and so forth, but they wouldn't give you all the information needed only bite sizes so you could purchase their costly programs.

As a manager of over 20 units, it's important for me to have a software that fits the needs of the properties I own and manage for others.

There was an additional 20k fee for them to source you properties that would fit their model.

Folks will generally have a fantastic rental strategy but they don't fit the lense of regular guidelines.

Other small things I do besides leasing, mangement, some maintenance, are installing keypads to doors, programming gate remotes, garage remotes, doing walk throughs, doing walk through videos (15-20 mins move in/move out videos), advertising videos, take care of our website, our portal, fix the gates and cameras when they go out, just like everything you can think of.   

If this young person has no interest in RE, BP may not be the right fit.  

You can take a distribution from the IRA, pay the taxes (plus penalties for premature distributions), and then use the funds as you see fit.

The tenants just moved in, and they're responsible for their own washer install, but their installer refused because the drain pan was slightly the wrong fit.

If you decide they're not a good fit, then vacate them and release with new tenants that you actually correctly screen and lease to.
