What does it look like cash on cash return for market rent? 

Do you have any projections for what will happen with the insurance market for this year, or is it even possible to project? 

If, through the process of renovating the property, the market shifts, do you have an alternate plan for the property, whether it be to live in it until the market improves, or convert it to a rental property, etc.

I like the idea of a newer 4plex but they just don’t exist in my market.

U go into C D in any city in the mid west rust belt quote un quote BRRR market or cash flow market and you will experience the exact same thing very time.

In a really good market, an investor can achieve 1% of the money invested.

Seeing a lot of new construction rental buildings hitting the market in Bronzeville and the west side, seems to be CMU brick around the sides. 

Last short term rental we put on the market was booked for a 30 day stay first day on the market.
