Anyone have some first hand experience with RADD/REIT that Dutch Mendenhall runs.

I used to cold call, skip trace, send mailers, and don't get me wrong you will get success from it like James above, however as you gain experience you will realize you need deals faster, easier, cheaper, and with more "meat on the bones" and in order to have that you need constant deals flowing through your eco system and that's hard to do with mailers, cold calls, VA's and skip tracing etc.

In my experience, a large percentage of them are fully functional adults that refuse to take personal responsibility for their lives, which is why they are receiving free rent from taxpayers instead of working for a living.

There may be other issues at play here that have little to do with a lack of experience at real estate tech platforms. 

If you have that experience, you probably don't need much marketing, as sellers will be reaching out to you directly.Focus on securing one listing at a time and building momentum.

I"ve rented to students and it's mostly been a good experience.

@Jonathan Blanco, I'm and investor and a licensed mortgage broker so I've been on both sides of this conversation.I would look for a lender that (1) listens to you and understands your strategy and needs (hint: it's not always money), (2) has experience working with clients executing your strategy and brings more to the table than just cash - be it advice, relationships, deal-team partners, etc., (3) gives you viable options and explains the pros and cons of each option and (4) you enjoy interacting with - this should be a relationship, not a transaction.Once you find a few lenders like this (and you should have relationships with more than one), then you can start comparing rates and fees.

What experience does he have in real estate or in selecting investments in his IRA?

(particularly true for single family homes)  Tom and Aaron may have different experiences.
