Does anyone know if in Maryland, for the auctions that happen on the county courthouse steps, have the foreclosure deeds on each property already been executed or is there typically still a waiting period to have this done?  

The only advice I can give is focus and actually execute.  

You can get a note/mtg executed.

But none of them matter at all if the team on the ground can't execute the plan.  

You could execute a hunting land lease to protect your property rights, but there is also liability if folks are climbing into trees with guns.

It has been over a month since executed contract so far.

But the plan for execution of your business is much more important.  

It probably makes more sense for you to focus on lead generation and the value added opportunity than the final execution.
