This is highly personal and everyone's body and mind require different amounts of downtime. 

After complaining month after month about the lack of leads(it was like 1-2 a month), they said it was a down time in the market.

I suspect some of us will make hay during the down times, and perhaps even come out the other side with even more resources (although my 401k will take longer than anything else to recover). 

My disagreement with some of the plans out there is that they don't seem to work out well over 6 month period of downtime and I'm a little pessimistic that we beat down the virus and recover the economy before then. 

We are working on building some other income streams in our down time.

You will have to get the unit ready for rent again by doing repairs, make ready and any potential retaliation damage by the tenant.  99.9% of Section 8 tenants are judgment proof so you have very little chance or recouping any damages  Can you absorb the lost rent due to this downtime ?

If it was advertised to include internet and you had it the next day what was the down time for you? 

If their deposit covers downtime and make ready, call it a wash and move on.

Done right you should be able to replace tenants with very little down time.

Calculate your returns with with repairs and higher rent vs. without the repairs and lower rent.I would only add that you need to figure in any downtime.
