Your accounting software should be able to give you all that info. and if you want to keep track of the cash you spend, start an account that is named Cash and just put in the totals you put into the " cash" account and all your daily expenses. i know Quicken will keep track of your net worth and have it displayed at the bottom of the page, they even have a Budget tacker as part of their software and i believe the newer ones can be used on mobile phones and connect to your desk top via cloud.

@Marc Rice, I have had a small local to me credit union say they would do a desktop appraisal (non interior value) which worked well when I had a bit of renovation going on inside.

The new rules that went into effect on 5/1 are called HVCC (home valuation code of conduct) - search the boards here and you can find a few posts from an appraiser who gives his thoughts.Unfortunately appraised value matters more today then at another other time - I have posted here a few times about the importance of getting an appraiser to give you values - meaning you can't rely on your own comps - on Realtor comps anymore - you really need to spend the $$ for a value check / desktop or actual appraisal…can save a lot of headache before you buy a property.Unfortunately there isn’t’ a lot that we can do about it.

I would pay an appraiser for a value check or better yet a desktop appraisal - should run you around $75.Find out what the value is so you can start to work your numbers backwards.In today's market you have to be 100% for sure on the value before you move into Hard Money or anything....

As a general guideline 45% DTI is acceptable but many times I have gone to 65% DTI and had an automated approval in DU Fannie’s desktop underwriting system.
